I received Notice of Appraised Value for my house a week ago and strongly
feel that appraised value is much higher than the market value of my house.
I did some market analysis to reflect recent sales of similar houses in my
community and visited Appraisal District in person. Negotiation is all about
with strong evdience and right way to approach, I got substantial reduction
from original appraised value.

My suggestion: if you think your house is appraised much higher that the
market value (for example,  more than $10,000) this year and want to do
something about it, you can prepare with supporting documents to visit the
Appraisal Office and negotiate with appraisal staff before going to formal
protest stage.
